Overview

The new three-story core and shell medical office building was designed with future growth in mind to accommodate a future ambulatory surgical center. Sustainable design features include LED light fixtures and high-efficiency rooftop units. In addition to providing mechanical, electrical, plumbing and fire protection engineering, TLC also provided commissioning services. The commissioning team was independent of the design team.

TLC developed and reviewed the Owner’s Project Requirements (OPR) and reviewed the Basis of Design (BOD). TLC also developed and incorporated commissioning specifications into the construction documents. TLC also led periodic commissioning meetings to provide clear direction to the team on the commissioning process. Functional performance testing of each commissioned system was facilitated, observed and documented by TLC. After completing functional performance testing and reviewing staff training, TLC provided a final commissioning summary report to HTA.

Mechanical – Packaged DX rooftop units, DX split systems, VAV terminal units, Constant volume terminal units, Exhaust fans, HVAC controls and TAB validation
Plumbing – Domestic Hot Water, Water Heaters, Recirculation Pumps and Domestic Water Booster Pumps
Electrical – Interior/Exterior Building Lighting Controls
